  • What sort of scams should I be aware of when searching online for a rental?

Rental scams are becoming more sophisticated, yet some of the simplest ones continue to succeed. If a listing seems priced significantly below similar properties in the area, take the time to verify it. Search the property address online to see if it appears on other sites at a different price. Scammers often copy photos and descriptions from legitimate listings, then advertise the property at a lower rate. They may request holding deposits, application fees, or even first month’s rent, promising refunds if you decide not to move forward. Once the money is sent, the listing disappears and the scammer stops responding.

To protect yourself, work with reputable management companies that have established offices, or if renting from an independent owner, research them carefully before providing any funds. A little homework upfront can prevent significant financial loss.

  • What are some tips to protect myself while searching for a rental?

    • Be cautious of landlords who allow unscheduled property access for showings. Always arrange a specific time to visit, and if the landlord or leasing agent is not present, speak with the current tenant if possible. Ask them to verify the landlord’s information and to share details about their own application and lease experience.

    • If the listing is advertised under a property management company, only submit applications and make payments directly through the company. Call the number listed on their official website to confirm they are marketing the property and to verify the advertised rental price.

    • Most reputable management companies do not accept payment through western union or payments apps/services such as Venmo, Zelle, or Paypal. Online payments are usually made through a tenant portal connected to the company’s website. If you do make a payment through Venmo or Paypal, make sure that you do not select the “family and friends” payment option instead of payment to a business or vendor, otherwise you may not be able to recover funds if you do realize that you’ve been scammed.
